Do you buy properties in probate?
Yes. We buy properties in probate quite often. Many times family members will acquire properties that are far away from the heirs, or they just have no need for.
Do you buy properties with back taxes?
Yes. Often we can get you a check and pay back taxes to bring the property current.
How do you come up with your offer price?
Our software uses several factors to determine the offer price, for example:
- Location – Where is the property located? Is it outside of the city, in a good neighborhood, bad neighborhood, what schools service the area, etc…?
- Services – Does the property have services to it (water, sewer, trash, internet, etc…)
- HOA – Does the property belong to a HOA? Is the HOA restrictive?
- Zoning – Is the property zoned as residential, commercial, etc…? Does the property zoning match surrounding properties?
- Market conditions – Are there a lot of other properties for sale in the area? How long are they staying on the market?
- Closing costs – How much will it cost to transfer the property and get title insurance?
- Back taxes – Are there any back taxes on the property? How much would it be to bring them current including fines and assessments?
- Cash – How much is it worth for you to get your money fast and not worry about financing contingencies?
I paid more than my property is worth now, will you buy it?
Unfortunately many people are in this position. Maybe they bought land in 2007 before the real estate bubble burst or maybe they were sold some property but the promises of development were not kept.
Many people are tired of paying property taxes on these types of properties, they find it is better to just take the loss and move on.
There is also a possibility that the loss can be written of on their taxes (please check with a tax professional).
Do you by tax deeds?
Yes. We will buy tax deeds on a case by case basis.
Do you buy tax liens?
Yes. We will buy tax liens on a case by case basis.
Do you work with realtors?
Sometimes. We prefer to work directly with buyers and sellers due to the high fees that real estate agents ask for. However, we have worked with them in the past to buy and sell properties but the buyer or seller typically pays the additional fees.
Why do you want to buy my property?
We are real estate investors. We love real estate of all types! We hold some properties long term for possible development in the future, we develop some, and we sell some to our network of real estate buyers.
